Major new mixed-use site in Cromer validated by North Norfolk District Council
We are excited to hear that Corylus Planning & Environmental Ltd have had their outline application for Land West of Pine Tree Farm Cromer validated by North Norfolk District Council.
The proposed site is located to the south of the Cromer in close proximity to Roughton Road train station and within walking distance of primary and secondary schools, as well as community facilities. The site is allocated in the emerging Local Plan for up to 500 open market and affordable homes, plus accommodation for the elderly, and public open space and sports pitches. The proposed infrastructure for the site would also see new pedestrian and cycle connectivity provided. The emerging Local Plan is currently under examination, with the site due to be considered in April.
Create have been providing multidisciplinary technical services and specialist advice since 2022, forming part of the wider project team comprising Corylus, Brown & Co, RPS, Wild Frontier Ecology, and others. To date we have completed the following documents to support the feasibility stage and current application:

- Transport Assessment
- Flood Risk Assessment
Going forward, we will continue to work collaboratively, providing the necessary technical advice and reports to progress the scheme through the determination period.
