Planning secured for student scheme at Cricklewood Broadway

Create are pleased to share that planning permission has been granted for the revised Purpose-Built Student Accommodation (PBSA) scheme at 317 Cricklewood Broadway, in the London Borough of Brent.

This key regeneration site has seen evolving proposals over recent years. We’ve supported its redevelopment since 2019, initially delivering multidisciplinary planning services for the original Stoll Square residential scheme, which secured approval in 2021.

In response to changing housing demands and site viability – particularly the growing need for student accommodation in North London – the proposals were reconfigured as a PBSA development. The approved scheme now delivers 826 student units, enhanced commercial frontages, and generous public realm improvements including a new pocket park.


SUPPORTING THE PLANNING APPLICATION

The revised development targets high environmental performance using air source heat pumps, bio-solar roofs, MVHR systems, and a Blue Roof Drainage System.

Working closely with BB Partnership (architects) and PPM Planning (planning consultants), we delivered technical input across Acoustics, Air Quality, Flood Risk, Drainage, and Geo-Environmental disciplines. Our long-term knowledge of the site enabled us to efficiently update and refine technical documentation for planning, including:

  • Air Quality Assessment

Reassessed air quality implications, including demolition and operational phases.

  • Phase 1 Contaminated Land Assessment

Revalidated baseline risks following revised site layout.

  • Detailed Noise Break-in Calculations

Remodelled internal noise levels within student bedrooms and shared amenity spaces, ensuring the new scheme complied with BS 8233.

  • Flood Risk Assessment

Reviewed the new national flood modelling to accommodate revised site layout and drainage proposals.

  • Drainage Strategy

Integrated blue roof drainage, permeable surfaces, and enhanced green infrastructure.
