Major strategic mixed-use development comprising up to 1,000 new homes in Mildenhall to go ahead

We are pleased to share that our client, Concertus, has secured planning approval for a hybrid application enabling the delivery of up to 1,000 new homes on the outskirts of Mildenhall, Suffolk.

The 97-hectare site west of Mildenhall will become a strategic mixed-use development, delivering new homes alongside an 80-bed care facility, five hectares of commercial space, a local centre, primary school, two nursery schools, associated highway and drainage infrastructure, and extensive public open space, including 10 hectares of Suitable Alternative Natural Greenspace (SANG).

Suffolk County Council initially appointed Concertus to develop a comprehensive masterplan to establish a clear vision and delivery framework aligned with local policy. This masterplan was approved by West Suffolk Council (WSC) in November 2022 and is now adopted as formal planning guidance.

Following this, Concertus was appointed to progress the hybrid planning application, with Create providing a range of multidisciplinary environmental and utilities services, including:

  • Utilities Assessment
  • Energy and Sustainability Statement
  • Environmental Statement – Air Quality
  • Climate Change Risk Assessment
  • Air Quality Assessment
  • Dispersion Modelling
  • Technical Notes to address Natural England’s concerns.
  • Natural England Statutory Consultee Response

The design team was led by Concertus and consisted of Blue Pencil, Phase 2 Planning & Development, AECOM, David Jarvis Associates, Create and Geosphere.
