Hawridge Strategic Land secure planning for 43 New Homes in Iver, Buckinghamshire
We are delighted to share the news that planning permission has been granted for 43 new homes in Iver, Buckinghamshire, on behalf of our client, Hawridge Strategic Land Limited.
Designed by Thrive Architects, the proposal includes 50% affordable housing and was approved by committee after being deemed compliant with the new Grey Belt policy, introduced as part of the revised National Planning Policy Framework (NPPF) that aims to address the need for more housing. This marks the first time Buckinghamshire members have resolved to approve a major application under the policy on a greenfield site.
SUPPORTING THE PLANNING APPLICATION
Create’s multidisciplinary team supported the application with a range of technical assessments and specialist advice, including:
Baseline Sound Level Monitoring
We measured existing noise levels on site to establish an accurate baseline for the Acoustic Assessment.
We assessed the potential noise impacts of the proposed development and recommended appropriate mitigation where necessary.
We evaluated the impact of the development on local air quality and demonstrated compliance with relevant standards.
We assessed the site’s flood risk and outlined measures to ensure the development remains safe and sustainable.
Infiltration Testing and Sustainable Drainage Strategy
We carried out soakage tests on site to determine the suitability of infiltration drainage techniques. A drainage strategy incorporating sustainable principles to effectively manage surface water runoff was then developed.

This positive outcome bookends a busy week for Hawridge Strategic Land, who earlier this week also submitted an Outline Planning Application for a scheme comprising 30 new homes in Codicote, Hertfordshire – another project we’ve been supporting them on.
