32 apartments to be added to Thames Valley Park scheme in Reading

Following a prior approval granted earlier this year for the conversion of an existing office block into 62 new apartments under Class MA, we were delighted to learn that a proposed two-storey roof extension to the same building has also received approval from Wokingham Council.

Designed by Rohacs Architects, the approved Class AA Permitted Development scheme will deliver a further 32 apartments through the addition of two new storeys, maximising the potential of the existing building and supporting the efficient delivery of new homes. Create were appointed by Sphere 25, acting on behalf of TVP Investments Limited, to support both applications.

Working closely with the wider project team, Create provided Daylight and Sunlight Assessment services for the Class MA and Class AA submissions. Our assessments addressed the specific prior approval requirements relating to the provision of adequate natural light to all habitable rooms, as well as the impact of the roof extension on the amenity of the existing building and neighbouring properties.

Together, the two approvals will enable the transformation of the former office building into a total of 94 new homes, demonstrating the effective use of permitted development rights to deliver high-quality residential accommodation.
