Outline Planning Approval secured for up to 40 new homes at Buxton, Norfolk

Outline planning permission has been unanimously approved by Broadland District Council’s Planning Committee for the delivery of up to 40 new homes on land east of Aylsham Road, Buxton. The site is allocated within the Greater Norwich Local Plan, confirming its suitability for residential development and supporting the council’s housing delivery objectives – local houses for local people.

Designed by WT Design Ltd, the approved proposal will deliver a mix of housing, including a provision of 33% affordable homes, helping to address local housing need and contribute to the wider shortfall in housing supply. Designed as a sympathetic extension to the existing settlement, the scheme responds carefully to its context while providing tangible benefits for the local community.

The development incorporates green infrastructure and public open space, alongside improved pedestrian connectivity. Proposed walking routes and a link to the Bure Valley Railway promote active travel, accessibility and long-term placemaking value.

Appointed by ESCO Prospect in 2021, Create has provided a comprehensive package of multidisciplinary consultancy services to support the outline planning application. Our scope of work included the preparation of a Transport Assessment, an Access Strategy with preliminary designs for off-site highway improvements, and a Flood Risk Assessment supported by infiltration testing. We have also delivered an Acoustics Assessment, Energy and Water Statements, a Utilities Assessment, and a Contaminated Land Assessment, collectively addressing key planning, environmental and other considerations.
