Haggerston Baths Redevelopment

Haggerston, London

The Haggerston Baths Redevelopment will see a Grade-II listed Edwardian swimming pool transformed into new office and flexible co-working spaces, as well as public amenities. We were the BREEAM Consultant appointed to support a planning application.

PROJECT DESCRIPTION:

The Grade-II listed Haggerston Baths were built in 1904 and have been closed since 2000, falling into a state of disrepair in recent years resulting in its listing on the Historic England at Risk Register. In 2017 Hackney Council selected real estate investor and developer Castleforge to overhaul the site and where possible to conserve its significant heritage features. Castleforge initially worked alongside GPAD architects, who authored a planning application which was submitted in 2020. This application was unfortunately lost in a cyber attack, resulting in the appointment of Squire + Partners who subsequently tweaked the designs and submitted a revised application.

Squire + Partners have proposed to turn the historic east London bathhouse into offices and community space with public access during working hours at least five days a week. The development will also see the creation of office space, including a new six-storey brick extension, cafe and gym.

We were appointed to fulfil the role of BREEAM Consultant on the project and provided a number of specialist services in support of the revised planning application. Our Air Quality team were also asked to provide an Indoor Air Quality Report.

Approval for the development was granted by members of Hackney Council’s planning committee in February 2022.
