The Green, Ingoldisthorpe

A Custom Self-Build Scheme in the village of Ingoldisthorpe, North Norfolk, comprising twelve dwellings around an existing pond. We provide multidisciplinary services to support the scheme between 2018 and 2024.

PROJECT DESCRIPTION:

Built across a number of phases by Custom-Build enabler LivedIn and completed in 2024, this new self-build scheme in the village of Ingoldisthorpe, North Norfolk, comprises twelve dwellings around an existing pond. Ten of the homes are custom builds with a pair of semi-detached affordable homes also available. The individual custom builds vary from 3-bed to 5-bed and incorporate open-plan spaces with double height voids to facilitate owner customisation.

The greenfield site sits on the edge of the village and features visually distinct properties, built using a palette of locally distinctive materials. This includes Carrstone with soft red brick, natural larch or black stained batten on board cladding and red or black pantiles to roofs.

Landscaping by Area Landscape, reinforces local ecology through the planting of native pines, grasses and gorse, and marginals around the pond. The homes are arranged along two sides of the site and span around the pond. Two separate access gravel lanes provide access and egress to the site, providing an informal approach that visually adds to the rural setting.

Our multidisciplinary team were appointed in 2018 to provide planning support for the reserved matters application. At that stage our works included the development of a detailed 2D TUFLOW model of surface water flood risks and the development of a suitable Flood Risk Management Strategy. Later we carried out detailed design and contract management during the installation of spine infrastructure, drainage and utilities (including offsite highways improvements). Throughout the duration of the project, we took responsibility for all relevant liaison with key stakeholders and statutory consultees.
