A Custom Self-Build Scheme in the village of Ingoldisthorpe, North Norfolk, comprising twelve dwellings around an existing pond. We provide multidisciplinary services to support the scheme between 2018 and 2024.

PROJECT DESCRIPTION:

Delivered across a number of phases by custom-build enabler LivedIn and completed in 2024, this self-build housing scheme in the village of Ingoldisthorpe, North Norfolk, comprises twelve new dwellings arranged around an existing pond. The development includes ten custom-build plots alongside a pair of semi-detached affordable homes. Individually designed, the custom-build homes range from three to five bedrooms and incorporate open-plan layouts with double-height voids, enabling owners to tailor internal arrangements to suit their needs.

Located on a greenfield site at the edge of the village, the development responds to its rural setting through the use of locally distinctive materials. These include Carrstone with soft red brick, natural larch or black-stained board-on-batten cladding, and roofs finished in either red or black pantiles. The landscape design, by Area Landscape, enhances local ecology through the introduction of native planting, including pines, grasses and gorse, as well as marginal species around the pond. The homes are informally arranged along two sides of the site, with two separate gravel access lanes providing vehicular access and egress while reinforcing the site’s rural character.

Create were appointed in 2018 to support the reserved matters planning application and to provide technical consultancy throughout the life of the project. Our initial involvement included the development of a detailed two-dimensional TUFLOW model to assess surface water flood risks, and the preparation of a comprehensive Flood Risk Management Strategy. This was followed by the detailed design and contract management of the site’s spine infrastructure, including drainage, utilities and associated off-site highway improvements. We also took responsibility for ongoing liaison with statutory consultees and key stakeholders to ensure a coordinated and efficient delivery from planning through to completion.
